London-wide property management agent Pineflat has been appointed to manage a former Lambeth Council block in Tradescant Road, London SW8.
Founded in 1994 Pineflat is unusual in that it owns and manages residential investment property as well as managing investment portfolios and blocks of flats. Another unusual aspect of Pineflat’s approach to portfolio property management is that their charges are based on fixed prices rather than a percentage of passing rents. Fixed price property management is fairer to both agent and client as it more accurately reflects the work load and allows both parties to budget more accurately.
No two block management jobs are the same. Pineflat’s normal fees are in the range of £150 - £250 per unit per year depending on the type of property and the tenure mix (with lower charges for a higher proportion of owner occupiers than tenanted properties). This includes day-to-day management, collecting and accounting for service charges and sinking funds (if required), organising cleaning and planned maintenance, arranging reactive repairs and maintenance as well services like re-broking the block insurance.
Company secretarial and accounting services can be provided and are charged at a pre-agreed annual rate.
Additional time input, for instance for preparing a refurbishment specification or for organising and reviewing quotes for major works is currently charged at £40 per hour subject to prior agreement.
