Double digit returns in the USA
While in the UK investment landlords are hard pushed to get a return of 5% net, in America things are different. Net returns of 10% or more are achievable in the right place and with skilful selection and management.
Where is the right place?
We've all heard about houses for a few thousand dollars in Detroit and condominiums in Florida for not much more. We prefer mature cities boasting corporate headquarters, good post-graduate universities, a balance of stable and immigrant communities and – preferably – direct flights to the UK. The twin cities of Minneapolis and Saint Paul, Minnesota hit all the right buttons.
Skilful selection and management
Some people are surprised to learn that the US residential rental business is in many ways more highly regulated than it is in the UK. It varies from city to city and state to state but in most cases the property itself will have to be `code compliant' for that particular city and state while the landlord may also have to be registered. If you are intending to rent to `Section 8' tenants in receipt of state benefits the regulations are even tougher.
It is therefore important to work with a local agent who knows what they are doing and preferably someone who is familiar with both the US and UK regulatory and tax regimes.
